Pro Guard Liquid Roof EPDM
I have a 2003 Keystone Montana 38 5th. I bought it in 2012 just before I retired. I live in NC and moved the camper to the east coast in FL. I leave it there year around. My friend bought the camper new and took great care of it. The roof had been washed with Rubber Roof cleaner and treated with Rubber Roof Treatment twice a year. Bottle says it is safe and compatible to use on all EPDM roof systems. I had the camper serviced and the company told me the roof had a couple years left before replacement. Roof has no seams. They wanted $3200- 3600 to replace EPDM and plywood. I read everything I could find on Pro Guard L. Roof and decided to buy the product and DIY. I called several distributors and asked many questions. I found that the best buy was from Amazon. I bought from Amazon.
SHORT Story..I cleaned the roof in mid April 2014 and followed all the instructions given by distributor and applied LR on EPDM not Alpha) Had plans of cleaning and EPDM treament when I returned 11-1-2014. Roof was really black. Not parked under trees. Sent pics to Dist. and was told to wash with Ratio bleach and water. No Change. Was told to consider second coat. Which I did in April 2015. Came back 11-1-15 and all was well. Washed as usual in April 2016. When I came back in Nov 2016 edges of roof looked strange. By Jan 2017 roof was all screwed up. Turned blue on edges and some places slid down to small roof gutter. Entire roof had knots raised up about 1 inch around. Second coat is now separating from first coat.
I called Pro Guard on recorded phone. Tried to explain how camper roof was always taken great care of. I got confused and somehow said I put the Rubber roof treatment on at the time before putting on LR. I emailed them invoices where the camper shop had put the treatment on in Oct.2013. I explained that I was so upset over the roof I got confused. Sent 26 pics and all invoices and detailed all correct info on what happen. The first time I call, tech support was out to lunch. I man over the shipping dept asked if he could help. I told him my story and he told me they had gotten in bad raw materials in 2015 and the calls of complaints were just like mine. Pro Guard got really mad because he told me. Asked for lot numbers off empty cans. I had bought an extra gallon to do the slides with but never used it. Sent the pic of can, lot #and pic of catalyst.
If you have a problem with Pro Guard you had better get all your facts straight when you talk to them. I talked to there regional mang in PA. He knew what I was talking about and wanted to travel to Fl to make repairs. They told him to stay out of it and not to discuss with it with me. It was a manufacturing problem not his.
I will try to post a couple of pic. All reviews I read about them was good. I thought I was doing everything right and I know I did. I got a bad batch and they will not stand behind their product. pic was just before painting
