My name is Ted Deits and I am in the very early stages of developing 96 RV Storage Condos. Unlike traditional storage, these units will be owned, not rented. Each unit is 16' wide by 50' Deep,with clear door heights of 14'.
I am seeking your suggestions on the amenities we should include in this project before we get too far down the design road. Currently, there will be 2 dump stations, electrical power in each unit, wash stations with pressure washers,
a clubhouse/flex space, security cameras, and alarms in each unit.
We are located in
Beaumont California, near Riverside.

Sounds like you pretty much have all the bases covered Ted. Now if you could get them built near the beach, we wouldn't have to travel at all.

Actually, I tried for three years. I came close several times, but the cities nixed the idea. Not many RV friendly cities in Orange County.

Ted,
Welcome to iRV2, we're really glad to have you here as a new member and are looking forward to reading your posts about your RV Storage Condos. You'll find a great bunch of folks on this site who are very knowledgeable of RVing, the rigs we use, and the places we go in them.
As you'll see, they're eager to help and share their knowledge and experiences with others.
Maybe some way to vent exhaust fumes (carbon monoxide) to the outside so rigs in storage could exercise generators and run engines periodically?

Thak you for the warm welcome.
Regarding the exhaust fumes, that is a good idea, one that has been brought up before. However, if you could see the design of the units, (the moderators really want me to keep this non-commercial so I won't post any links), you would see the door is 14' high by 12' wide. All you would have to do is open the door while running the generator and you would be fine.
Think of these units as self storage on steriods.

That'd probably work unless some poor idiot decided to take a snooze in the rig while his engine/generator was running. Then I'd say there would be somewhat of a risk of carbon monoxide poisoning.
But, who in their right mind would take a snooze in a storage unit anyway?
Again, we're glad to have you posting here and hope you get some additional input on amenities for the units.

TED: I'm quite familar with your concept, as I am renting a 14x40 enclosed "stall" in an all metal RV storage facility consisting of 60+ units. The security of having enclosed individual stalls just can't be beat. That said, I do have a concern about the heat build up, especially during the summer months. The builder/owner failed to design in any type of ridge vent or other non-powered means of letting some of the heat escape. Retro-fitting powered exhaust fans has been considered, but I would think proper vents built in during construction would have been a better solution. Good luck with your project. ED

That is a great point. The design does have front and rear vents. In addition- this is no joke- I met this company at a Metal Buildings Show last year...Big *** Fans - Here
Funny name, great fans! These will be an option for those concerned about heat build up.

Since this unit isn't built yet, why not run the water and sewer into each unit. The cost of planning this into construction would be minimal, and you sound like you will be having the facilities on site, which is the difficult part...

That is a good idea. However, what would the benefit of having sewer in the unit? I can see a dump station, but there could be odor issues for something you use very little. Every RV that I know of already has a bathroom, so I am wondering if that is something that would even get much use.
Water will be located outside each unit, for maintenance and liability reasons, I want to keep the water out of each unit.

What provision are you allowing for a fire in one of the stalls? Battery chargers start fires quite frequently, and I could see this is a potential threat.
