Tank heater & selling tips

So we decided we want a smaller RV (class B) and need tips on selling our RV. However, we want to fix the tank heater pad that has fallen off first. So two big questions...

1) Is there an easy way to tell if the existing heating pad is 12V or 120V? There is no writing and just a red and white wire coming off of it. I've found the correct replacement size (7 1/4 x 25) but just need to figure out the 12V vs 120V.

2) We owe roughly $60,000 on our RV still and it is financed through M&T Bank. How do we do a private sale and transfer the title correctly as they have no branches out here in Vegas? NOTE: We tried the dealer and they will only give high 40s....consignment is high 50s. According to NADA, the value of ours in 'good' condition with 26,000 miles is 63-74k. We only want $60,000 to pay it off, so hopefully we get a good buyer to deal with the loan payoff issue we have.

I expect you have a switch to turn tank heater "on" and "off". A 12 volt switch will be smaller. A 120 volt switch could be a full size standard wall switch.

Mine has both 12 volt and 120 volt switches.
If appearance of the switch is ambiguous, you may need to trace the wiring or measure the voltage on the wires.
