Top 20 needs for a new TT owner.
Looking for all your expertise on what the top 20 must haves for a new TT owner. So far on my list is:
Sewer Hose
Water Hose
Water Purifier
Water Pressure Regulator
Power Adapter 30 amp/120
Leveling Blocks (how many? Type)
Chemicals

We carry two sets of Lynx Levelers.
Clear elbow for the sewer hose
Piece of cox cable for hooking up to park cable tv
camping chairs
I carry a 50 amp to 30 amp adapter
We carry a patio type rug to help keep dirt out of the trailer
We carry flashlights
picnic table table cloth
hydraulic jack that will lift the trailer
24" breaker bar with socket to change flat tire
spare fuses
Roll of duct tape
Few first aid items
Extra Glasses and contacts
Everything you mentioned and everything that has been posted

Tops on my list would be a Progressive Industries EMS series protector, either portable or hardwired. You'll pay $300-$350 but it could save you thousands!
I would also buy two water hoses, one for freshwater supply and one for utility use. I recommend the Zero G.

You stated that you have a water regulator on your list. Make it a whole house Watts regulator with gauge. The small ones sold everywhere just do not do an adequate job. Big box stores have them, but you will have to add hose adapters, one male and one female. I added about a one foot braided shield hose which is normally used for connecting water heaters. We have found that too many shore water connections are too close to the ground or pole to easily connect directly to the regulator, and you do want the regulator as close to the source as possible. You need to protect your hose as well as the RV.

This is an adjustable pressure regulator. Then if you have a cracked fitting or a drip you can lower the pressure and stop the leak. Include a valved Y adapter.
Spare batteries - snow chains (some states will not let you proceed if you don't have them even if you don't need them) - torque wrench to properly install lug nuts - multi-meter - two dozen lego blocks - bucket - water transport jugs - lantern - ---- -
We started seeing \sewer doughnuts required this year in the Southern states.
We have found that you need a coax male to male union to connect to some cable connections. A long coax that gets you to a point of connection in another site is sometimes needed.
Shovel, hand axe, cheater bar, bungie cords, cord, .........
Ant spray - mosquito repellant ..... water hose washers

As soon as the budget will allow . . . An electric surge suppressor (as MSCampers mentioned) and a tire pressure monitoring system (TPMS). As a precaution in the event the motor for our slide fails (and hoping we never ever have to use it), we carry an appropriately sized long handled ratchet wrench that would allow us to crank it in manually.

As a fairly new owner, I went through this recently. Apart from this forum, YouTube can be a great resource , especially on how to do stuff. Look for how-to for new RV owners.
Some things that weren't mentioned anywhere:
- a drill adapter or socket for the levelling jacks or stabilizers
- assortment of screws, nuts bolts
- if not equipped, an auxiliary transmission oil cooler for the tow vehicle
- a small roll of Eternabond tape in case of roof damage or other leaks for quick repairs
-a clear backflushing adapter for the black tank for the ability to see what and how much is coming out (useful in case of blockage)
- a Y water splitter and utility hose to use with backflusher
- spare hose washers
- mattress toppers or replace the original mattresses
- levelling blocks
- spare bulbs and fuses
- tire pressure gauge and a portable inflator (check tires religiously)
