In my opinion it's hard to find a renter of a RV or stick built house for that matter, that will respect and take care of the unit. I speak with the experience of my parents owning an apartment building for most of my life, and for some reason many renters think that since they are renting it, they can abuse it. We have friends who rented out their motorhome 1 time and the motorhome was returned with a bent front axle and damaged interior items. You may be told if you go through a business that finds renters for your RV that they check out the renters and they are vetted before getting your RV. These businesses do a poor job of vetting, as shown with the poster who's RV ended up being used as a party rig, and I would not trust another entity to decide who gets to use my RV.

2 reasons I will NOT do it....ever
1) Would have to replace mattress after every rental.
Have an RV so I/We don't have to share our bed with ANYONE
2) If couldn't afford to own an RV W/O having to supplement by renting it out would just sell it and find a different 'hobby' (NO hobby is cheap)
Many other pros/cons.......but the 2 mentioned are all I need to say NO (or even consider it)
What others do....their RV/their choice/their decision

If I wanted more expensive hobbies, I'd buy another British car. And no, I don't let others drive them. So i get where you're coming from. I really just want to find out if this can be done on at least a break-even basis.

Most insurance companies exclude using the MH for business. Renting is a business. You personally should not own the MH if you plan to rent it out. When you loan/rent an auto/truck/MH to someone and they have an accident and insurance does not pay the entire bill you can owe the difference,or the entire bill due to ownership. It is one thing to take a chance on a loved one. It is something else to take that risk on someone you don't know.
I have worked for over 40 years in the insurance industry, and that is a risk I would not recommend getting involved in.

Thanks for the warning and also the welcome! Yes, it would be a business. The rental company (Outdoorsy or RVshare) provides coverage during rentals and the rig would be held by a LLC. What additional risk do you see that is not covered here? Your insight is appreciated.

I don't have any idea how much you will use it, but the job of loading and unloading your personal items in and out is a ROYAL PAIN! I had to completely empty my last TT twice because it went back to Forest River to be repaired due to a stress crack in the side wall. That job alone would stop me.

Did not even consider the mattress but you are correct.Other than the lack of experience/or care for your property I couldn't sleep on a mattress that strangers have done God knows what on
