Have you had your EDPM/TPO ROOF replaced?

I'm looking to see if any of you have had your Class C EDPM or TPO roof completely replaced, and if you would be willing to post (or message me) your ACTUAL repair bill.


I am in a battle at the moment with an insurance company. One of my RVs was stolen and then I recovered it shortly after. One of the things they damaged was the roof. I had some solar panels screwed to the roof and the thieves simply ripped them from the roof damaging the roof and tearing huge holes in my EDPM roofing. The roof needs to be replaced. I brought it to an RV repair shop and they wrote up a long estimate for all the things that were damaged. Regarding the roof, the repair shop estimated that it would take them about 40hrs to do the roof work (replace the entire EDPM roof properly). The insurance company came back saying it should only take about 20-25hr (I can't tell exactly based on their coding). I wanted to gather up some actual roof replacement job invoices to be able to send to the insurance company to get them to agree that it will take more hours than the insurance company is quoting.

Here's a video of young couple doing their own roof replacement. It will give you an idea of what's involved and it's nowhere near 40 hours of work, especially if the underlying structure is in good shape. The insurance company is probably correct.

I watched the video. Some good approaches and ideas.

I always thought I needed a covered building but tarping probably works.

My Class C is 31' and doing the work alone is probably a 2 week 80+ hour job. Got to figure in time to get materials at the lumber yard,.removing AC, satellite Dish,.all the metal flashing around openings,.vents, and then careful demolition and discarding of materials - all of that is probably 3 maybe 4 days for me. Got to keep everything I plan to re use organized and safe - that takes time too.

At least another 2-3,days to redeck and if another lumber run is needed maybe more time required.

Laying down new membrane 1 day.
Reinstalling and.cauking flashing for vent holes shower skylight, ac flashing another day or 2. Another day to reinstall all the vent covers, shower skylight and the.ac and.satellite dish.

Somewhere in the process the front, rear and side flashing have to be reattached and caulked or sealed properly.

Call me crazy but most of my estimates are way low and everything takes a lot longer to do than I think

I just tell my wife to plan on any project taking twice as long and costing twice as much as I originally estimate. She just rolls her eyes...

Have you looked at having it sprayed instead. We found out it was very close to the same price as have the membrane replaced and you have a lifetime roof.

We had our done last spring, much cooler, quieter in the rain and no more applying sealer multiple times of the year. We had our done in Prescott AZ and highly recommend them, we are full timers and they got is in and out in three days,

Sadly insurance companies are not in business to lose money .... no matter what. Someone here mentioned a sprayed roof. I had a sprayed roof installed in my 36 FT class A a couple years ago. Lifetime warranty. I believe it was about $185 per linear foot. I also had some of the base roofing (wood) replaced. I would at the very least look into that process. If you are interested let me know and I can let you know the name of the company so that you can contact them and then give that estimate to your insurance company. On another note the sprayed on roof was less than the estimate I got to replace the roof with the original EDPM material ..... and again I now have a lifetime, transferrable warranty.

Thanks for the suggestions all. But what I'm really looking for is just some ACTUAL replacement costs (ie. an actual invoice for the replacement cost) from those who have had either their EDPM or TPO roofs redone. Anyone out there who would care to share (or message me)?

Chris,

Hope you get the invoices to help with insurance coverage.
I think both estimates are low and the insurance company estimate is ridiculously low.

Maybe a highly orchestrated shop process with an experienced crew of techs and an experienced manager could pull the job off in 40 hours duration but the billing hours would be double or triple.

20? Got to be kidding me.

Update: Good news...I was able to get the insurance company to total the RV for a fair value/price. That's what I was hoping for all along because I didn't want to get an RV back from the shop after having to do $25-30k worth of repairs (...it would never be the same).

I currently have 3 RVs. One just got totaled. That one (my smaller one...23' Class C) is one I was considering selling to upgrade to a nicer ~23' Class C. So in a round about way, having it stolen and totaled was kinda like selling it.



I might be downsizing a bit and sell one of my 30' RVs. I've had 3 RVs for a unique business/marketing reason for the last ~7-8 years that has worked out nicely.

Hi all,

I agree that insurance companies are not in business to lose money. Separate from that, there are different options instead of complete roof replacement. Many patching kits and one-coat options as well. That will be as good as a costly roof replacement.

I agree....In fact, insurance companies (like all companies) cannot lose money, otherwise they eventually go out of business.


I'm glad they didn't challenge me on the roof of my damaged RV. I agree that there might have been less expensive ways to repair it. Although about half of the roof material was ripped up and flapping in the wind, so maybe not. My RV was so damaged in so many places that it would have been a shame if they actually did force the repair, because it will never be the same once fixed.

When we talk about past events, I know I estimate about half, so actual= double whatever I say, but lately, when I double the time, I am still only half... i.e. two years ago= four, actual= eight (per wife) and then wife is right... Ugggggghhhh
