Rubber roof useful life

I'm going to pick up a 2000 Newmar tomorrow. I think it was stored inside most of its life, but I know rubber doesn't last forever.

I know there are many variables, but if there's a rule of thumb on rubber-roof life I'd be interested. I think replacement on a 40' runs about $5,000. I used gel-gloss regularly on my other rubber-roof rigs, and they were always in great shape.

Pretty much answered your on question. Crawl up on the rig in question and take a look. Mine is 20 year old and in good shape. Inside storage and regular maintenance.

There is a product I have used called Liquid Roof, it is a 2-part EPDM rubber. It can be used stand-alone as a roofing product (that's how I used it on my RV) or as a coating for existing EPDM rubber that is beginning to deteriorate.

That Newmar probably has a BriteTEK roof.
Not on a 2000 model year. The gas models and most of the diesels, e.g. Dutch Star & Mountainaire, all had EPDM rubber roofs. Only the Londonaire luxury model had a fiberglass roof and none were Britek in that year (this per the 2000 Newmar brochures)

Too much depends on the environment is has been exposed to (sun, dirt, acid rain, etc) and the care. Not necessarily any roof treatments - just periodic washing and attention to the caulking. I'd guess that most last 18-20 years and 20-30 is not at all unusual. Most roof issues the sealing (caulking) of seams and openings, not the roof membrane itself.
