Old Stinky's hot water..... :(

Maybe someone can make some suggestions. We finally got to camp in Old Stinky, the Class-C that leaked like a sieve. We finally got the leak stopped with Mobile Home roofing tar. But now, here at the campground, the hot water tank starts (propane only/doesn't work on electric) and runs for about 2 minutes, then stops. It makes about 2 cups of hot water. We have to shut it off and turn it back on for it to restart and run another 2 minutes or so for another cup or two of hot water. What could be causing this? Any ideas?

And the mouse urine smell is back. We can't find any mouse turds or nests anywhere. They must be living in the floor or walls. It's sickening. The odor is now throughout the RV, not just in the cab area.

If could be a bad thermocouple, LP supply, gas valve, thermostat, and many things.
What model is the WH?

He couldn't see any name on it but it was a bypass valve not all the way open of all things. We have all the hot water we can use now.
