To me, the more you own, the more you have to insure, pay taxes on and worry about. The freedom of NOT owning property is marvelous.

Hi Randy, I have a lot in wolf river resort in pass Christian, ms. Very quiet, friendly campground. There are numerous lots for sale already padded and existing shed. Can probably purchase a lot for about $12,000. It is purchased on a 99 year lease and you pay $300 a year which includes water, sewer and trash. The lot can be passed on to children, relatives, etc. Electric, cable, phone would be extra. No other hidden fees. 3 miles from the gulf and the wolf river runs along the one side of the campground and also offers a beach. Check out the website. Most people are only here for the winter, however some are full time. It's a nice campground with trees and a bathhouse and laundry facilities. Most permanent lot owners have washer/dryer set up in their sheds at no extra cost. May be an option for you.

Randy, we are full timers, but had rural property that we owned outright and chose to keep. Years ago we'd made improvements to the property, water well, mo-dad system (septic), and electricity. We recently built a 50x60 metal roof with two walls, one wall is parallel to the dead end road the property is on and gives us privacy. All utilities have been run to the center of the covered area, and when we are here, we back right in and hook up, and have a beautiful view of our woods. We winter here so that my husband can continue to hunt with his buddies, and we can spend the holidays with family. We've done this in Louisiana, our property taxes run us less than $400/yr. That's less than one month's stay at the closest RV park, so for us it was a no brainer. Monthly electric bill when we weren't here was less than $20/month. We would choose to go south for the winter months, so we figure, why not go "home". Good luck with your decision.

We have a lot in Choestoe, Ga Mtns. HOA $350(water,sewage, wifi,trash and grass), property taxes $160, RV Taxes $212. Thats less than $70 a month plus electric. The lot is big enough for us, to find that perfect piece of land and then adding septic, water etc. would have been much more than the price we paid for the lot. I gave up having a RV/cover with a screened porch and few other things. However the security factor is big as we leave our rig here year round. We took the position if we are here 10 years and break even so what. Now that we are here we know we won't depreciate and it will go to the kids anyway. We are pleased with the HOA as they are about protecting your investment. We have great neighbors who watch out for one another. Buying a RV Lot , I thought I was crazy but the piece of mind and low monthly costs was a no brainer for us. What makes the HOA's job easier is when the owners take Pride in Ownership(it shows here) and look out for each other. Good Luck and continue to research.

We have 13.5 acres. And yes, Mississippi has property taxes on vehicles, and I would imagine on RVs also.

There was just such a "Cabin" for sale recently on a small lake near where I live in western Louisiana, I think it was a 1/2 acre lot with a portable building that had been converted into a "cabin" for under $30,000. I don't see it listed now, but there is this place which is larger but may be a bit of a fixer upper for $50K on the same lake, or at least near the lake https://www.realtor.com/realestatean...4_M97144-64494

I'm doing it now. Pick up an Alliance paradigm 340rl in 3 weeks. Keep my boat at a little town close to the lake now. Buying a lot zoned for whatever I want. It is graded level and the owner is putting in a septic system for me included in the $70000 price. I will need to run water and electric from across a dirt road. Putting up a 24 x 40 Versatube canopy. I have spent a lot of time in the local RV park and just want to be able to fence an area for my dog and store my bass boat next to my trailer. The local park is only $285 a month but it is run down and the new owners put way too many trailers in it so very crowded.

RV park lots offer security, a social aspect and you don’t have to mow the grass,. You also don’t have to manage the construction and installation of the improvements you will need on a rural plot of land.

Our plan is similar, but we already own a small rural waterfront lot. There are trailer restrictions that are difficult to satisfy, so we are going to go with a motorhome instead of a trailered RV. The bylaws do not prevent us from parking our vehicle on our property, but we may run into difficulties with power and septic. As for power, solar and generator should deal with that if needed, but I am not clear on the septic issue yet. We will live full time on the MH and might travel in winter.
