Sounds like you are running into the same problem we had perhaps. We had 7 different agents simultaneously sending me listings that met our basic requirements and some that did not meet our stated requirements. In the area and perhaps everywhere agents don't want to beat the bushes like they used to. They plug you into a computer list serve which sends you listings. They will take you around to what you identify but, rare was it that any of them contacted me about a listing they thought I might be interested in. Very frustrating, esp. when they make $40-45K for a sale.
