Flooring problems...r they real?
 
We are in the market for a late model Phaeton and I heard recently that there was a time when some tiffin coaches experienced a sagging floor problem. I understand that tiffin took care of it, but wondered if this was a problem at one time and was it limited to certain year or model? That way I can either ask if the problem was addressed or stay away from that year or model. Any insight is appreciated.

The floor sagging wasn't the living area of the motorhome, but in the wet bay. The original floor material used in our '06 Phaeton was membrane wrapped treated plywood. It failed primarily to a cracked slip nut on the shower drain that allowed the grey water to accumulate on top of the fresh tank until it flowed over sides down to the floor. This was replaced several years back with same material that failed in two years due to a bad connection to drain entering the grey tank from the bathroom sink on the other side of the coach.

On the second wet bay floor replacement, Tiffin used the composite high density foam board that was currently used on the assembly line, it has not show any signs of sagging at all in two years. I can't tell you what years were affected, but I believe they were covering wet bay failures back 6 years in 2012 when our was done for the second time.

Our neighbors here in our park have a 10 Zephyr which was in Red Bay last year to have the flooring replaced in two slideout areas for a leak in the slides. Their coach only has 12K miles on it but has had quite a few issues addressing leaking basement compartment seals as well. Not something you would expect with a unit that cost that much.

No sagging floor problems that I ever heard of. I suggest you venture over to the Tiffin RV Network and ask your question there.

As mentioned, the wet bay floor effected some units and will be replaced by Tiffin under warranty. The new material is plastic and impervious to water.

Extended warranty items include the wet bay floor, driver side main slide floor, and the roof rails. If you are looking at a used coach, it is important to know if the "big three" fixes were performed. You can always call Tiffin with the VIN number and find out if the seller does not know. New coaches do not have these issues.

Floor problems are limited to wet bay and slide outs only, not the main floor. Unfortunately, I don't know when the problem was first recognized and corrected at the factory, but it was probably around 2010 or 2011. The problems are being repaired by Tiffin at their expense for a period of 8 years (I think).

If looking at a used coach, if the wet bay floor is plastic, it has either been replaced by the previous owner or it is after Tiffin began the manufacturing change to eliminate the problem.

While showing DW some diesel pushers this past summer, we were in a 33AA that had a "bouncy" lounge floor. This was a brand new '13 or '14 in the dealer's showroom, and the floor would depress when I stepped on it, and rise as I walked away. I couldn't feel it, but DW pointed it out because she was able to see it while sitting on the couch. BTW, I weigh 180.

We have been dealing with the floor issues in our 2011 Open Road for over a year now. Started sagging in the hall between the bunks and the bathroom door and spread out into the kitchen & living room. Tiffin finally, after nearly a year of going back & forth, agreed to repair the problem. They repaired the existing areas but now the floor in the bedroom is doing the same thing and we are trying to get that resolved along with a host of other issues. Getting very frustrated with Tiffin due to the very long list of problems we have had with our coach and the amount of money we have spent on parts, labor and deductibles on extended warranty. Went out last Wednesday to ready the coach for a weekend get away and found that the transfer switch had failed. One thing after another. Sorry to rant.
